Beautiful Montenegro

“When the pearls of nature were sown, on this soil an overflowing handful was gathered.  The most beautiful contact between the Earth and sea took place at the Montenegrin littoral”  Lord Byron

About Us

Montenegro Move was founded by lan Spinas and Margot Ammermann with the idea of assisting fellow South Africans, and people across the globe, wanting to invest in property offshore as either a working investment, a holiday home or for families that have the idea of settling in another country one day.

We have purchased several properties in Montenegro over the past years and have assisted others in doing the same.

Through our experience we have learned about the requirements as well as all the ins and outs that would be essential in making the investment or a long-term move to Montenegro a success.

We work in conjunction with trusted real estate companies that have extensive knowledge of the real estate market and the requirements of foreigners buying in Montenegro.

Here’s What Some of our Customers
Have Said About Us…

“I can highly recommend Ian and Margot for making the purchase of property in Montenegro as seamless as possible. They will always go the extra mile and have developed a local knowledge relevant to South African palates and tastes. Using this team as well as the lawyers and accountants they recommended ensured an easy and painless purchase in Montenegro.”

“Ian has been tempting me for a good couple of months with the prospect of property purchase in Montenegro. He himself, along with his Partner, Margot have purchased properties over the past couple of years.

The serenity, beauty and the more open minded approach of the locals, to Foreign investors, was a big draw card. These factors, coupled with a business trip to Milan, saw us recently heading over to the gorgeous Montenegro for a very whirlwind look/see at what was on offer in all the areas of Montenegro!

Ian kindly put us in touch with an estate agent – based locally in the Old Town of Kotor, and highly knowledgeable, along with energy which I haven’t seen many people exude, made for a great “Property Tour Guide”.

We landed and were met the estate agent at our accommodation, we viewed up to 25 properties! Her honesty, her ability to glee our tastes and preferences were evident from day one – this then enabled her to narrow down the list further to avoid wasting precious time on properties which were not what we were after.

We ended up departing Montenegro as proud owners of a beautiful traditional (yet fully renovated) Home in Herceg Novi – a piece of heaven and a bargain (fully trusting their knowledge for the area, as well as viewing so much, we ourselves could clearly see the value in our choice, and their affirmation only further assisted our swift decision).

To Ian, for the introduction and the knowledge imparted on Montenegro, for his introduction to the estate agent, along with her trusted side-kicks for legalities after one’s purchase (and I say this – as I don’t think many a person will be departing Montenegro without some form of investment, should they head over – the current market value of all properties can only increase, as one can clearly see the growth, the tourism (cruise ships daily), the quick sales of properties and the “way of life” for those seeking solace, or holiday, or a safe-haven for future use) – WE THANK YOU.”

A very big thank you to Margot and Ian from Montenegro Move and their team of experts for making a very stressful experience of buying a property overseas smooth and hassle free. Their professional approach and wealth of information really made me feel so comfortable and I knew I was in good hands. The lawyer they referred me to was fantastic and even though I was not in the country he kept me up to speed on a daily basis and always acted in my best interest. The idea of owning a piece of paradise is really exciting and I’m looking forward to many holidays and lots of exploring in beautiful Montenegro.

Why Montenegro?

Here are a few of the many reasons why Montenegro is an attractive location for a holiday home, property investment or the place you can call home!

The Property Market in Montenegro is Very Popular and Here’s Why:

  • Lots of highly qualified foreign workers and self-employed people have made the move to Montenegro for many years now.
  • Montenegro’s central location in Europe allows for many opportunities for those with entrepreneurial spirit and then for those just looking for sunny skies and a slower pace of life it is a great option.
  • Stunning scenery and low cost of living, Montenegro what more could one ask for?
  • Those that have decided to buy a property here, haven’t looked back.

Pro’s of Buying in Montenegro

  • There are no legal restrictions on foreigners buying property in Montenegro (note that should you wish to buy a piece of land/plot it must be bought through a company).
  • Buying property entitles you to residency (see here for information on the Law on Registers of Temporary and Permanent Residents)
  • NATO membership created a property market boom (read article here) so there’s a good chance of making money when it comes time to sell (See price trends here).
  • House prices are predicted to rise with the strong property demand and the tourism sector is booming (view property price trends here).
  • You have the option to apply for Montenegro residency when buying a property, regardless of the value or the property. This will allow you to holiday or stay as long as you want in your new property.
  • The year-on-year increase is 18% in tourist numbers, so renting out your property shouldn’t be a problem.
  • Tax is only 9% – Montenegro has some of the lowest corporate and capital gains tax in Europe (see tax table).
  • Political stability as a NATO member and on the path to EU membership, Montenegro is a central, stable figure in the Balkan region.
  • 3 international airports to choose from makes getting to and from Montenegro a breeze (Tivat airport, Podgorica airport and Dubrovnik airport) – it’s a quick hop from European centres taking as little as 3 hours from the UK. With low-cost airlines like Easyjet, Jet2 and Ryanair flying into these airports and getting here doesn’t cost much either. Return flights from the UK to Tivat can cost as little as €55!
  • The Mediterranean climate with long hot summers and the delightful spring and autumn weather makes Montenegro the perfect getaway from dreary weather and summers that are gone in a blink.

“You can be on the beach in the morning and skiing in the afternoon.
Montenegro feels like the French Riviera 50 years ago. It’s like a secret garden that has just opened its doors.”

– Ed Cumming, The Telegraph

Real Estate History

Like the rest of the world, Montenegro enjoyed a housing boom in the early 2000’s that sent property prices skyrocketing. Then the global financial crisis hit. Like the ..   Read more »
